Sterling Ranch Planned Development – Water Appeal

The applicants have resubmitted their appeal to certain water standards found in the Douglas County Zoning Resolution Section 18A.
Water standard appeals are heard by the Planning Commission for a recommendation to the Board of County Commissioners (BCC), and by the BCC for a final determination. Public comment will be taken at both hearings. The appeal process is described in detail in Section 1810A of the Zoning Resolution.

Sterling Ranch Planned Development – Rezoning Project File ZR09-004

An application to rezone the property known as Sterling Ranch was initially submitted on February 12, 2009. The applicants submitted their original referral packets on May 8, 2009. Staff mailed the referral packets to agencies and associations for public comment on May 11, 2009. The first referral comment period ended on June 22, 2009, after which time staff consolidated all the comments and provided a post-referral review letter to the applicants. All correspondence and materials associated with the first referral process are available below.

In Spring 2010, the applicants added approximately 416 acres of additional land to the proposed planned development ("the addendum"). In addition, the applicants provided brief responses to comments made in regard to traffic impacts. The addendum to the application was sent on referral to the same agencies who received referrals during the first referral period. Links to this additional information are available below.

At this time, the applicants have resubmitted their application materials and provided a response letter to referral and staff review comments. Staff is currently reviewing all the resubmitted information in order to make a recommendation to the Planning Commission at a public hearing. The rezoning will be considered at a public hearing by the Douglas County Planning Commission for a recommendation to the Douglas County BCC. The BCC will consider the rezoning for final action at a separate hearing.
