Clarify CMP Policy 4-2I.3 in the Louviers Rural Community Subarea

Amendment Overview

Timeframe: April – May 2021

Project No. DR2021-002 is a staff-initiated amendment to clarify a policy in the Louviers Rural Community section of the 2040 Comprehensive Master Plan (CMP).  Staff received a request to clarify the consistency of Policy 4-2I.3 with CMP policies in both the Louviers Rural Community subsection and Section 4.

Currently, CMP Policy 4-2I.3 states:

Support consolidation of agriculturally-zoned parcels east of US Highway 85 for low-density, clustered residential development.

The proposed amendment would revise CMP Policy 4-2I.3 to read:

Support consolidation of agriculturally-zoned parcels east of US Highway 85 for:

  • Clustered residential development that is complementary to the character of the Louviers Village.
  • Density that is similar to, but not greater than, that of the Louviers Village.

The requested amendment is out for a 35-day referral. Following the 35-day referral period, staff will review comments and prepare a staff report for the proposed CMP amendment.  At a noticed public hearing, the Planning Commission shall evaluate the proposed amendment, referral comments, staff report, and public testimony to make a decision.
