NOTICE OF PUBLIC HEARINGS BEFORE THE PLANNING COMMISSION

File No., Name:  ZR2018-035, Hunting Hill Planned Development, 4th Amendment

A public hearing will be held before the Planning Commission on Monday, February 25, 2019, at 6:00 p.m. in the Commissioners’ Hearing Room, 100 Third Street, Castle Rock, CO, to consider a major amendment to the Hunting Hill Planned Development Plan, 4th Amendment.  The proposed amendment revises the landscape buffer requirement along C-470; the interior noise standard in Planning Area 2 through 6; the cash-in-lieu for attainable housing unit commitment, the maximum height standard for single-family attached dwellings, the structure setback along C-470, and the minimum gross density requirement in Planning Area 6, located approximately 1,000 feet southeast of the intersection of County Line Road and Primo Road. A public hearing will be held Monday, March 4, 2019 at 6:00 p.m. before the Planning Commission in the Commissioners’ Hearing Room, 100 Third St., Castle Rock, CO; to consider a Major Amendment to the Reata South Development Plan for Planning Area–10, a Portion of Open-Space-A, and the Planned Development Map, including establishment of Planning Area-12, Equestrian Facility boundaries and revisions to Planning Area-10 and Open Space-A boundaries; as well as Permitted Uses and Development Standards for Planning Area-10, Open Space-A and Planning Area-12 to permit residential dwelling units in Planning Area-10, and an Equestrian Facility in Planning Area-12; as well as modification of Developer Commitments and Planned Development General Requirements.  The subject property is located west of Betts Ranch Road, north and east of The Pinery and south of Colorado Golf Club.  Generally northwest of the intersection of Betts Ranch Road and Sun Ridge Hollow Road. NOTICE OF PUBLIC HEARINGS BEFORE THE BOARD OF COUNTY COMMISSIONERS

File No., Name: ZR2018-033, Meridian International Business Center Planned Development (PD) 16th Amendment

A public hearing will be held before the Board of County Commissioners on Tuesday, February 12, 2019, at 2:30 p.m. in the Commissioners’ Hearing Room, 100 Third Street, Castle Rock, Colorado, to consider a major amendment to the Meridian International Business Center Planned Development (PD) 15th Amendment. This item was continued at the February 12 meeting to Tuesday, February 26, 2019 at 2:30 p.m. The proposed amendment is to: maintain the overall maximum number of dwelling units permitted in Planning Area C (which includes Planning Area P10, located at the southeast corner of E. Mainstreet and S. Chambers Road) at 2,500 units, but allow 140 of those dwelling units to be located in Planning Area P10; reduce the minimum required lot area within Planning Area P10 from 3,400 square feet to 2,600 square feet; and reduce the minimum required side setback within Planning Area P10 from five feet to three feet.
