Use by Special Review
The Douglas County Zoning Resolution specifies uses within each zone district that are subject to the Use by Special Review process. These uses are also listed in Section 2107 of the Zoning Resolution.
Variance Information Packet
A regulatory or administrative variance is for anyone requesting relief from certain provisions of the Douglas County Zoning Resolution.
Water Supply Standards Information Packet
Anyone undertaking any of the following processes is required to adhere to the water supply standard regulations: planned development, rezoning, use by special review, sketch plan, preliminary plan, final plat, minor development, building permits, special district service plan applications, and certain site improvement plans. If there are any overlapping or conflicting requirements among processes, the most restrictive provisions will apply.
Preliminary Plan
The preliminary plan process is required for anyone proposing to subdivide land into 10 or more lots.
Final Plat
A final plat is required when a proposed subdivision is going through the standard two-step subdivision process.
Minor Development
The minor development process is for anyone proposing to subdivide land into four or fewer single-family residential lots.
Replat
The replat process is intended for anyone proposing to add lots, tracts or easements to previously platted land, or to otherwise modify the original subdivision.
Lot Line or Easement Adjustment
The lot line or easement adjustment process is necessary for anyone proposing to replat several lots, tracts or easements without creating additional lots and without substantially modifying the original subdivision.
Lot Line or Easement Vacation
The lot line or easement vacation process is necessary for anyone proposing to remove a lot line, tract line, or easement on their property. In order to vacate a lot line there cannot be an increase in the number of lots.
Building Envelope Adjustment
Building envelopes are placed on certain lots and plats for a reason, such as to protect the natural terrain, drainage, riparian areas, and vegetation. The building envelope adjustment process is necessary for anyone proposing to adjust the location or configuration of a building envelope located on their lot.
