Per Colorado House Bill 24-1056 the Treasurer’s Deed process has changed effective July 1, 2024. Deeds will no longer be issued to the lien holder at lien holder’s request, instead, the option for Treasurer’s Deed will be sold through an online public auction to the highest bidder. This auction provides an opportunity for the property to be sold at fair market value as determined by bidding. At the conclusion of the auction the lien holder will have the option to redeem for the auction purchase price if they would like to take ownership of the property.

Douglas County is now accepting applications from Investors for Treasurer’s Deeds. Please see our FAQ below for a copy of the form, and a link to view properties that are currently set to go to auction.
When a lien for unpaid property taxes is left unredeemed for 3 or more years, the investor who holds that lien may apply for a Treasurer’s Deed to gain ownership of the property. Until a deed is issued, the ownership on the property does not change.
Treasurer’s Deeds are now only issued after an online public auction has taken place. This auction provides an opportunity for the property to be sold at fair market value as determined by bidding. At the conclusion of the auction the lien holder will have the option to redeem for the auction purchase price if they would like to take ownership of the property.
Ultimately the sale is “BUYER BEWARE”, just like the Tax Lien Sale. Please conduct your own investigation in order to reduce the risk and understand the property you are looking to get. Douglas County is now taking applications for Treasurer’s Deeds. The cost to apply is $1,000.00. Depending on the property though, additional funds might be needed to cover the costs involved with the process.

Douglas County’s Deed auctions are held online, through GovEase. You will need to register with their website and pay a fee to take part in the auction.
To take part in the Deed auction, you will need to deposit the full amount you are willing to bid to GovEase. This is to ensure that bidders are able to pay the amount they are bidding and cannot withdraw funds once they have won an auction. All sales are final. If you do not win the auction, the full amount that you deposited with GovEase will be refunded to you.
